How Can NRIs Purchase Their First Home in India?

Bank Account

Before you plan to invest in Indian residential property, you must have sufficient funds in your NRO (non-resident ordinary) or NRE (Non-resident external) bank account. The funds in your NRO account can come from your Indian sources, while the funds in your NRE account can come from your foreign income.

Documents Required

  1. Indian passport with proper Visa.
  2. Certified copy of Work Permit.
  3. Certified copy of Indian and Foreign address proofs.
  4. Latest Income Tax Returns.
  5. Pay slip and Bank Statement for the last six months.
  6. Property-specific documents such as the title deed and NOC from society.
  7. Registered General or Special Power of Attorney (PoA) – if you are not present at the time of the deal.

    • Dear B Kumar Ji,

      a) Yes, you can be joint owners of a residential property in India. As an NRI, you are permitted to purchase a residential property in India, either individually or jointly with other NRIs or Resident Indians. However, you cannot purchase agricultural land as an NRI.

      b) Your change in status to NRI will not affect your joint ownership of the residential property that you purchased before becoming an NRI.
